| Coldwell Banker Commercial NRT Closes Two Sales for $18 Million
Federal Express Purchases 16.48 acre Parcel in Buckeye Industrial Park and Port Manatee Industrial LLC Purchased the remaining 121.5 |
| Coldwell Banker Commercial NRT is pleased to announce two sales for a combined $18 million. The sales comprised a 16.48-acre parcel in the Buckeye Industrial Park to Federal Express Distribution for $5.5 million and the adjoining 121.5 acre sale to Port Manatee Industrial LLC for $12.5 million.
The location of the facility is in north Manatee near US 41 and Interstate 75 in close proximity to Port Manatee. Paul Klick, Charles Clifton and Jerry Lamb, associates of Coldwell Banker Commercial NRT, handled the transaction. "I am so proud of the work that our team accomplished to make this deal happen for our customers. Both Paul Klick and Charles Clifton were instrumental in working through every detail of this transaction to ensure it was a win-win for everyone involved," said Jerry Lamb, Regional Director, Coldwell Banker Commercial NRT. "Two and one half years ago, Alan Zirkelbach had a vision for the industrial park and it was that vision that truly helped to create the value for this sale," said Klick.
Federal Express' plans for a 123,367-square-foot distribution facility are in final site plan approval stages, according to Manatee County Government Planning Department records. The center, which would serve as a distribution center for Federal Express Ground, is scheduled to break ground in May and is expected to employ approximately 300. According to David Westrick, a Federal Express spokesman, "It's such good news because we are not closing any existing facility. The vast majority of people working out of the Bradenton facility will be transferred from Tampa."
The facility will serve as a relief point for the company's Tampa center located on Florida Mining Road. The Bradenton facility will take on about 20 percent of the delivery routes and |

| packages from Tampa, which currently delivers as far north as Brooksville, as far south as Nokomis, as far east as Lakeland and as far west as Clearwater/St. Petersburg.
Palmetto-based Zirkelbach Construction will build the large facility. The building will be built on a 16.48 acre parcel that was owned by Buckeye Industrial Limited.
Clifton said, "This area is poised for strong growth because of its proximity to Port Manatee and easy access to major Interstate connections."
